The original land, now The Summit at Monte Sano, was long assumed to be an extension of Monte Sano State Park as hike and bike trails traverse the property. With that in mind, the objective for The Summit was clear: preserve as much of the land’s natural beauty while creating an unprecedented residential community unlike anything else. This objective included developing only 45% of the property to maintain its connection to the park’s trail system and protecting the environment through a complex, two-year-long rezoning process. This rezoning allowed for a thoughtful development with a minimal environmental footprint that embraces nature rather than disrupts it.

The property’s vertical nature and rocky grade led many to believe it was simply “unbuildable.” Historically, heavy rains and watersheds from the Monte Sano hills would flood the lower residential areas. Despite these challenges, See Forever Development Partners and their technical team realized an opportunity for innovation through curated design and technical implementation. By incorporating several retention ponds and advanced drainage infrastructure, the improved infrastructure has alleviated future flooding and preserved the land’s natural contours.

Initially zoned for 55 single-family home sites, development could have meant clearing the entire 51 acres. However, See Forever Development Partners envisioned an approach that would benefit the broader Huntsville community and future residents of The Summit at Monte Sano. This approach included a smaller, more exclusive community that preserved much of the landscape and the existing trail network that runs through the property. Their vision was realized, resulting in a stunning hillside cul-de-sac surrounded by Monte Sano on three sides—a sanctuary where nature and modern living coexist.
